When opening a Diagnostic Console connection to an Exchange Server some counters return but manyare grayed out. In some casessystem memory usage always shows 100% (incorrect information).
When using perfmon from Spotlight server to connect to the Exchange server, the performance objects may display in number form instead of their correct name.
In some cases the performance counter may be missing altogether eg. MSExchangeIS is missing from the list.
The Exchange servers performance counter libraries may have beencorrupted.
Rebuild the Exchange server Performance counter libraries using the below MicrosoftKB article ID 300956 - How to manually rebuild Performance Counter Library values

By reloading the performance counters on the Exchange servers via lodctr /r and restarting the remote registry service on all Exchange Servers Spotlight is then able to gather correct information from the Exchange servers.
Restartingthe Exchange server prior to rebuilding the performance counters may help.
