Installation or upgrade fails due to not having sufficient rights to the database -

When running an install or an upgrade, the installer fails prematurely and rolls back. The MSI installer log shows errors similar to the following:
"CREATE DATABASE failed. Some file names listed could not be created. Check related errors. User does not have permission to alter database '<DatabaseName>', the database does not exist, or the database is not in a state that allows access checks"Or an error that C:\Program Files\Microsoft SQL Server\MSSQL12.QUESTRMAD\MSSQL\DATA\<databasename>.mdf) could not be created because it already exists.
