Cause

The ORACLE_HOME environment variable does not point to a valid directory
Resolution

- Verify the ORACLE_HOME environment variable, check that is a valid directory
- Verify with the oratab file that the value of $ORACLE_HOME is the same as defined on that file for the Database that you are trying to replicate
